Standard Terms & Conditions of Temporary Holiday Accommodation


  1. Payment of the rental deposit constitutes the client’s acceptance of these Terms and Conditions.
  2. Variances can be agreed on, but only by written arrangement with the owner.
  3. Your payment/s are non-refundable and are required to secure the booking.
  4. Your credit card details will be held on file for security bond on this property and as agreed, will be automatically debited (for any calculated amount) if the Terms and Conditions are not met or if there is any damage to the property (internal or external) or its contents.
  5. Balance of the rental amount is non-refundable and must be received in full on your day of arrival. If not, the owner has the right to cancel the booking and attempt to re-let it.
  6. If cancellation is caused by the client, the money paid is non-refundable, unless the property is re-let for the entire period. If the property is re-let for the entire period, a refund is made due to the property being re-let. A $55 cancellation fee will apply.
  7. The owner will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
  8. To maintain a good standard for our guests, we require certain conditions to be complied with.   We appreciate most will respect our property, but the occasional abuse requires that we state the following conditions.
    1. Number of guests should not exceed the number stated in the confirmation email notice or subsequently agreed in writing or email.
    2. Fees will apply for excess guests not agreed with the owners in advance, or termination of your booking with no refunded tariff.
    3. Lost key replacement will be charged to your credit card at $55 per key.
    4. Parties and functions are strictly prohibited. The price charged is for domestic use only, not commercial use.
    5. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
    6. Use contrary to this will result in termination of rental and loss of bond.
    7. Damages, breakages, theft and loss are the tenant’s responsibility during their stay.


Check out time is strictly before 10.30am.



  • Please turn off all heating and lights on vacating and please leave the accommodation key on the dining table and lock the door.
  • Please ensure all rubbish is removed and placed in large green bin outside. Please ensure all kitchenware has been washed.
  • The property is to be left in a clean and tidy manner, similar to the condition when you arrived. An excess cleaning fee will apply (min $110.00) If property is left in an untidy manner and will be charged to your credit card.
  • During your stay please keep noise to a minimum. Noise should be restricted after 10pm for consideration to neighbours and other persons on-site.
  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
  • Linen and towels are supplied.
  • Pets are not allowed.
  • No smoking inside the accommodation.
